General Policies

The cottage accommodations at The Guest House offer the privacy of a Catskills vacation rental along with the amenities of a B&B. Hosts, Andrea and Shaun, are nearby to provide the ingredients of a delicious full gourmet breakfast, housekeeping services, information about the area and other assistance as needed.

Please carefully read the policies below regarding our upstate New York guest cottages, and feel free to contact us directly if you have additional questions or concerns.

• There is a minimum 2 nights stay on weekends from April to November

• Certain public holidays are 3 nights minimum

• Prices are for double occupancy

• They include Full Gourmet Breakfasts and a complimentary beverage in the evening

• $15 reduction for single occupancy

• 15% discount for weekly stay

• $25 per extra person in a room. Children under 12yrs: $15 

• No charge for children under 3 yrs. (By arrangement only)

• $10 for Pets per night. (By arrangement only, please refer to our Pets Policies page.) 

• 8% State Tax + 5% County Tax and

• 6% service charge which includes gratuities, are not included

Reservations: No deposit required but valid Credit Card is necessary

Cancellation: 7 business days. Holidays: 10 business days prior to reservation date. Credit Card will be debited with 1 night charge, which is refunded in case of a 3-night stay within the next 6 months.

Check-in time: Normally not earlier than 2pm and no later than 8:00 pm. Check-out: no later than 11:30 am. Guests who stay later than 12:00 without prior approval will be charged $100 but may stay till 6:00 pm.
