The Luxurious Bed & Breakfast in Livingston Manor, New York

From New York: (only 2 hours, all highway) Major Deegan (North) continue on 87 North (NY State Thruway) Get off at Exit 16 (dir. Catskills-Middletown-Binghamton) Take Route 17 West. Get off at Exit 96 (Livingston Manor-Lew Beach).  As you come off the Exit ramp, turn LEFT on "T" Junction. You are now on DeBruce Road. Travel 1.6 miles to open white gate on the right, with hanging sign and 408 on the mailbox.  Continue 400 yards down driveway.   The Guest House is behind the trees on the left.

From New York: (The Scenic Route)
Cross George Washington Bridge & take Palisades Parkway
Get off at Exit 18
At Circle take Route 6 West
Follow signs - 17W - Binghamton
Get off at Exit 96 (Livingston Manor-Lew Beach).  As you come 
off the Exit ramp, turn LEFT on "T" Junction. You are now on 
DeBruce Road. Travel 1.6 miles to open white gate on the right, 
with hanging sign and 408 on the mailbox.  Continue 400 yards 
down driveway.  The Guest House is behind the trees on the left.

From Upstate (Binghamton, Syracuse etc.)
Take Route 17 East and get off at Exit 96. Turn right.  
At "T" junction turn left, go downhill to first turn left.
You are now on Debruce Road.  Travel 1.75 miles under bridge
to open while gate on the right with hanging sign and 408 on the mailbox.
The house is behind trees on the left.

We do not live at the Guest House (crowding our guests) but instead in a small home a short distance away.
If we are not there to greet you, come in, pick up the phone and call us at 439-4000.
